4. Built Environment

4.1 Incorporating the Mah Sing Logo

Our CI allows for a high degree of flexibility in doing so, as long as some basic guidelines on size, positioning and color are adhered to, as detailed in the following pages.

The incorporation of the Mah Sing logo into an entrance  signage will be dependent upon the following criteria:

 
• Main entrances for townships/ masterplans
• Main entrance for standalone landed and strata developments
 
Not Required:
• Entrances to parcels or phases within a larger township/masterplan

4.2 Mah Sing Logo Size

When incorporating the Mah Sing logo into the entrance statement signage, the size of the Mah Sing logo must be
no smaller than 75% of the project icon, and do not exceed project name.

4.3 Mah Sing Logo Position

The designers are free to place theMah Sing logo anywhere within the entrance statement signage, as long as the minimum margins around the logo are adhered to, as detailed on the right (Book 1 – Mah Sing Guide CI).

4.4 Mah Sing Logo color

The Mah Sing logo must be rendered either in its original red color, or in a metallic or metal-based (silver, chrome, etc) hue. No reverse white or black will be allowed.

4.5 Mah Sing Logo Materialities

The Mah Sing logo to be rendered in 3D block-form lettering.
Material can be in acrylic, steel, aluminum or any other material 4deemed fit by the signage designer.

4.6 Mah Sing Logo Lighting

Mah Sing logo to be lighted up, with the default lighting options of
either:
(i) Back-lighting
(ii) Box-lighting (light box)
(iii) Wash-up lighting
Other lighting treatments to be
approved on a case-by-case basis.

4.7 Mah Sing Rooftop Signage

Visual Structure & Grid System

  • Grid Height: 10 rows

  • M Mark Size: Aligned to 10 rows height

  • Gap Between “M” and “ZENYA(project name)”: 3 rows (based on M mark height)

  • Mah Sing Logo Height: 4 rows

Usage Context

This layout is ideal for large-format rooftop signage, ensuring:

  • High visibility from afar

  • Brand clarity through structured spacing

  • Strong co-branding between Project logo and Mah Sing

Notes

  • Ensure minimum clear space surrounding the entire signage to preserve legibility.

  • Maintain the proportional gap and sizing when scaling.
